Policy Development

Relocations Direct will assist you in creating, revising, and/ or auditing your current policy from the ground up at no additional cost.

Home Marketing & Sales Assistance

 Your Relocations Direct Account Manager is your transferees’ advocate.  We will guide the transferee through the entire home marketing process including selection and management of realtors who have been specially selected for their relocation expertise.

Relocations Direct has a Real Estate Broker on staff with over 30 years of experience and licenses to practice in multiple states.  Our objective is to help the transferee sell their home for the highest price within the shortest period of time.

Since Relocations Direct is not tied to any single vendor (such as a single nationwide real estate company) your transferee will get an unbiased selection of realtors.  We provide a minimum of two pre-screened professional real estate agents for your transferees’ review.  Additional agents are presented upon request.

Home Search Services

Home Search encompasses many things including an understanding of the transferees’ lifestyle, school research, home finding trips, area tours, and in-depth area information. Your Relocations Direct Account Manager provides continuity to the whole process by acting as your transferee’s single contact for both home marketing and home search.

Prior to home finding, we will present two or more mortgage suppliers in order to allow the transferee to obtain pre-approval prior to the home finding trip.  This puts the transferee in the cash-buyer position, reducing the possibility of losing a preferred home to another pre-qualified buyer.  In today’s tight market, every advantage should be taken.

Mortgage Assistance

Relocations Direct works with a broad range of experienced mortgage professionals to guide transferees who are purchasing a home through the mortgage process.  We will introduce your transferees to a selection of mortgage suppliers who compete to secure the best rate for your transferee.  Relocations Direct offers a wide range of vendors who understand the unique needs of transferees and can offer creative approaches to financing that many of the larger institutional lenders do not offer.  Your Relocations Direct Account Manager will oversee the entire process from lender selection through pre-approval, commitment, and closing. We will also make sure that your transferee can settle into their new location as quickly as possible, reducing the company’s exposure to temporary living expenses.

Temporary Living

Most often a transferee will require furnished or unfurnished housing on a short term basis. Relocations Direct works with a broad selection of temporary living providers including nationwide and local corporate housing suppliers, furniture rental companies, hotels and short-term apartment rental companies.  We will evaluate the most cost effective temporary housing solution for your transferee based on timeline, location, drive-time, and any special needs such as children, pets, access, mass transit options, etc.  Whether it’s an uptown apartment, or a mansion on the beach, we can arrange it.

Destination Orientation

Arriving in a new location from another city, or from across the globe can be a disorienting experience.  Our guides are extremely knowledgeable about geography, local culture, costs, relative drive-times and other insider information.  It’s like having a good friend show you around before you settle in.

School Assistance

In addition to our first hand knowledge and perspective, Relocations Direct assists with identifying the right school by providing current information on types of curriculum available, school locations, and fees.

Moving and Storage

Relocations Direct arranges complete packing, loading, transporting, unloading and unpacking services nationwide.  We manage the moving and storage of household goods from beginning to end.  We assist with vendor selection, monitoring of the moving process, and resolution of claims if necessary.

Renter Assistance

Your Relocations Direct Account Manager will clarify the needs of the transferee through the needs assessment process.  Once requirements are ascertained, we research a wide range of rental destinations, matchingthe location with the specific needs and lifestyle of the transferee.  We will arrange a rental tour of the target area, self-guided or escorted depending on the guidelines set forth by the company.  We will then provide counseling to the transferee on area rental practices, security deposits and leases.

Buyer Value Option (BVO)

Buyer Value Option is an optional service offering. Pricing has been provided for each option.

Steps

• Transferee begins with Home Marketing Assistance as usual:
• An explanation of the program
• Two Brokers’ Market Analyses and Strategy Reports
• A Marketing Plan
• The opportunity to choose from two pre-screened Real Estate Sales Professionals
• Management of the Real Estate Sales Professional
• Inspections are ordered and reviewed
• A listing agreement is signed with an Exclusion Clause
• A bona fide outside offer is received
• Home is purchased at offer price
• Home is resold to outside buyer
• Inventory Management Program

If the Buyer Value Option sale “falls through”, the BVO vendor will buy the home (on behalf of the company). After the acquisition, the vendor will update the brokers’ price opinions to assess any changes in the market. We will also evaluate the performance of the listing agent and if necessary, assign a different agent and/or revise the marketing strategy. The home will be aggressively marketed, and all offers will be evaluated to ensure that they are bona fide and in your best interest. The vendor maintains the property until it is resold.

Expense Management

Expense Management includes the processing of employee expense reports, employee reimbursement, expense tracking, gross-up calculations, and a general lifting of the burden from your relocation administrator.  Available services include:

• Funding of relocation disbursements,
• Expense activity reports,
• Expense management. 
• Provision of transferee expense tracking, gross-up, and withholding information to your Payroll department.
• Updates on any tax law changes pertinent to relocation
• Year end gross-up reporting to both the company and the transferee
• IRS Substitute form 4782 or a report detailing all expenses.
